Although we have managed to create one or two new dwellings in the past without ever seeking or needing to obtain planning permission; the grant of 'Full Planning Permission' is effectively always required before any work on a new dwelling can legally start on site. Depending upon the individual circumstances; you may also require a separate 'Demolition Permission' if the project or development involves the removal of an existing building and/or 'Listed Building' consent if it is proposed to build within the 'grounds' of a 'Listed Building'. New or renew; amend and/or replace an existing planning approval! It is impossible to quickly and easily summarise everything that should come into consideration as part of the planning application process but; irrespective of whether there is a valid 'Outline Planning Permission' in existence awaiting an application for the 'Approval of Reserved Matters'; an existing 'Detailed Planning Permission' that doesn't meet your requirements or no planning permission at all; 'Full Planning Permission' is required before any work can legally start on site. If you don't already have, or seemingly can't get, full planning permission to build the house or development that you want to build; that is something which we will happily undertake and deal with for you!
NB: We had to find out and teach ourselves how to do cut down and reduce the actual 'build' costs out of sheer financial necessity when we effectively became our own client; i.e. when we became 'DIY' Hands-ON self-builders and had to look at everything totally from a client's perspective instead of the industry's! FACT: Nobody in the industry is trained how to reduce the actual 'build' costs for customers and/or clients! The actual method of construction chosen will also have a huge impact upon your 'build' costs but; as the method of construction is generally irrelevant as far as getting planning permission is concerned; the decision about how to construct the project or development only really becomes relevant when doing the design work for the Building Regulations / Warranty (Scotland) application which is very much focused upon the chosen method of construction that will be used!
Incidentally; where it is desired to seek approval to amend or revise an existing planning permission; depending upon the circumstances; there are potentially three different ways for such things to be handled and; just like deciding to change parts of an existing planning application; it doesn't always have to incur payment of additional planning 'fees' either! ____________________________ THE NEXT STEP?
